Ready, Set, GO!!

FINALLY!!  Over 4 months have passed since Harvey trashed our world.  Just a few days after Christmas a very nice person from the City of Friendswood called me and said the Building Permit was ready to be picked up.  I would have loved to have that piece of paper before the holiday but after so long - what's a few days?


A very creative friend reviewed the original floor plans drawn up in 1974 and he created a new home plan that kept the feel of the old house but modernized it to 21st century standards.  The front elevation shown above illustrates the vision we had to raise the living quarters to a height that would look down on any future flood waters.


On this very morning I am thrilled to share with you that the framer is starting the work we have waited many months for.  The first step is to take care of two rule books with one idea.  Since what I call the "Texas basement" is still in the flood plain all framing materials on the slab level need to be treated lumber.  This level has 2" x 6" x 8' pressure treated studs.  These will be wrapped with 1/2" thick treated plywood.  The plywood with future galvanized clips and straps will satisfy the hurricane / wind requirements that the City requires.  The engineer actually designed the structure to withstand winds that exceed 135 miles per hour.  At the base of these walls will be several flood vents to satisfy other flood plain rules.  I'll write more about those later.


Although we are using the slab that has been in the ground since 1975 a few footings needed to be placed to support some posts at the front and back of the new house.  I have included pictures below of these chunks of concrete.  You will notice some references that me and my family have been leaning on since Harvey blew in.  I hope you will look at these and find some peace like we have.
